Development Description

The Westshore Business Park is a new 42 Unit Office development currently in Phase I. The property is located and highly visible along the West Shore Parkway in Langford, British Columbia.

Developers are looking for construction financing of $5,000,000 for Phase II to construct a 5 Story Office Building. This project is currently scheduled for a two year investment.


Phase I is currently under way with the initial phase being the construction of first 109,000 Square Feet. Construction will include full concrete mezzanines, individual mechanical units, over sized doors, glass curtain walls, and abundant parking.  

The Westshore Business Park will be one of the first office warehouse developments in the Langford area to utilize pre-cast concrete construction. This method of construction allows for the buildings components to be manufactured in climate controlled facilities before being shipped to site. 

The second phase of the Development consists of a five storey office building, consisting of a total of 24,405 square feet. This stand alone building will also feature a roof top patio that will be accessible by the common area elevator or stair case.

This development will also feature individual HVAC units for each bay, which will be individually metered. Concrete construction along with superior insulating factors help to lower operational and common area cost per unit.

Once completed, the second phase of the Development is currently valued at over $12,200,000. The appraisal on this standalone building was for $10,550,000 but only encompassed four storeys, the Developer was able to get approval to increase the height.
