Development Description
The Redwater Industrial Park consists of 106 industrial lots with separate titles ranging in size from .99 to 4.21 acres. The land is zoned for rural industrial usage and is located north east of Redwater along Alberta Highway 829.
This development represents the only serviced industrial lots for sale in the Redwater Area. It is conveniently located South of the scales on Highway 63 and North of the Northwest Redwater (NWR) Sturgeon Refinery.
The expected development will feature a number of new buildings. The buildings will be tailored towards aiding activity in the Industrial Heartland including a full service sand blast and paint shop of approximately 20,000 SF. The first building will be for an agricultural feed and bedding distribution center. Other buildings will be related to recreational vehicle storage. Construction of the new buildings are set to begin in late 2023 with a number of other parties who have expressed interest.
The city of Redwater is a located 30 minutes NE of Edmonton, AB. A town of just over 2000 people(2016 Census) has experienced significant development in recent years due to the close proximity to Alberta’s Industrial Heartland. Alberta’s Industrial Heartland is one of the world’s most attractive locations for chemical, petrochemical, oil and gas investment. It is Canada’s largest hydrocarbon processing region.
The Redwater Industrial Park is a strategic location with significant future development. Being South of the weigh station at the start of Highway 63 makes this the perfect location for a laydown and mod yard. In addition, the location, minutes away from the heart of the Industrial Heartland, made it the prime location for future services to the anticipated $30 billion of investment in the area.
This investment includes a new $4.5 billion propane dehydrogenation plant and polypropylene upgrading facility by Calgary-based Pembina Pipeline Ltd. The location and service offerings will cater to the oil and gas development in the area and be the low cost leader in the area.
